July 2022 News
Life in Aflora
July is an important month for us here as it coincides with the end the 13-month Maya calendar and the beginning of a new year. Today concludes the solar cycle with a celebration referred to as the “day outside of time” which is dedicated to meditation and introspection. As we enter the hottest time of the year, referred to regionally as the Canícula, we take extra care to provide complementary hydration stations close to all worksites.
Are you getting excited to join our Community? With over 90 investors from over a dozen countries, Aflora is growing quickly into its vision of a dynamic international community. As we welcome many new individuals this month, we are also working hard preparing for deliveries of our early investors’ units. Thinking of joining our tribe? Don’t hesitate too long as we will soon be raising prices on all of our units by up to 6% early next month. Reach out to our Master Brokers at ONE PRIME to receive information on current prices and inventory.
Construction progress
This month at Aflora, we are going deep! Based on exciting results of our most recent soil studies, we have the unique opportunity to extend the depth of our central water features up to 4-meters below the natural waterline. This will not only expand swimmable areas, but also ensures that our natural pools stay crystalline and majestic with little intervention or maintenance.
With Apartment Towers A & B on their final levels, we review all electrical and hydraulic installations and furniture layouts onsite to make final adjustments before preparing for floors and finishes. In the Loft Village, units are being prepared for doors, windows, and finishes in order to waterproof all areas before installing carpentry. Our first Luxury Villa is underway with final finishes. With three levels of gardens, terraces, and vistas, we are enchanted with the dense jungle views into our green areas.
As we mitigate material and labor scarcities, we have elected to delay the official launch of Aflora to early 2023. This will allow us time to properly equip amenities and common areas and deliver the first phase of residential units with less surrounding construction. We appreciate your patience and understanding as we work diligently to finish our community to the highest standards of care and quality.
Green initiative
We are seeing tremendous success in the implementation of Aldea Zama’s very first recycling collection center (located just across the street from Aflora) and look forward to continuing collaborating with community leaders at Tulum Sostenible. Our next focus will be assisting social efforts in education and engagement to tackle the ever growing issue of waste management in the context of our precious ecosystem.
In addition to our ongoing native vegetation rescue efforts, this month we are integrating the first species of our living green wall that will span the perimeter of Aflora. Supported by a marine-grade galvanized steel structure, our walls and fences will soon be reclaimed by these native species of climbing vines. This system allows for the passage of ventilation while providing a pleasing visual barrier that serves us as well as our native animal-inhabitants.
Community News
Tourism is up 25.9% this year in Mexico with more than 25 million international visitors within the first five months of 2022 and an year-over-year increase in tourist spending of 114.7% from 2021. As a leading destination, Tulum continues to experience steady patronage despite the notoriously slower summer season.
This month work continues along the main avenue of Tulum’s municipality, installing subterranean electrical lines and extending pedestrian walkways with integrated considerations for the blind and disabled.
As Tulum grows, we see promising expansions in the areas south of town between the municipal center and the sites for our new International Airport and Maya Train station. Mayor Marciano Dzul Caamal announced last month that a 10-hectare site in the Crístal neighborhood will be donated to the construction of the Technological University of Tulum, ensuring local youths will have facilities to continue their education within their municipality.
