We are currently underway finalizing our delivery calendar and prepping our post-sales team to receive investors and guide their closing process. Construction Progress
This month we experienced significant acceleration in our construction progress as we recover from material scarcities and a volatile local labor market. An unforeseen consequence of the massive Maya Train construction has been a shortage of construction workers, materials, and equipment. Our newly implemented food-subsidy program is already showing improvements in productivity and worker retention, and Inversiones Shangri La has taken measures to purchase additional stocks of essential materials to avoid future delays.
As our Pools, Lobby, Restaurant, Co-working Area, Villa, and Loft Village near completion, teams are focusing their attention to the final levels of the Apartment Towers, Spa, and Wellness Space. Completed structures are being primed to receive their final finishes.
After extensive onsite testing, we have contracted materials for exterior finishes and facade components. Investors will be delighted to know that we have upgraded the cement exteriors in residential units to an extremely durable composite from COREV. While chukum and pigmented cements stain and age over time, we were able to achieve the perfect Aflora tones with a custom aggregate of natural minerals that will never fade or discolor.
We are also very proud to announce our collaboration with world renowned firm ESCOFET for our pergolas, sunshades, and breezeblocks. Founded in 1969 in Barcelona, ESCOFET has been behind many of the city’s iconic landmarks from the chapel of the Sagrada Família to Las Ramblas, Parc de Parc del Fòrum, and the iconic Hotel W. Using state of the art fiber-composites, Aflora is able to achieve visually cohesive exteriors that require a fraction of the maintenance of traditional materials and perform significantly better in high-intensity sun and hurricane conditions.
Green Initiative
We are very proud to inaugurate Aldea Zama’s first recycling collection center, made possible by the donations from Aflora and KIN Desarrollos in collaboration with the local non-profit Tulum Sostenible. The collection center will be accessible to the entire community and allow residents and travelers to make sustainable choices regarding their waste management.
We have also received positive updates on local efforts to mitigate the negative effects of sargassum, a seagrass that seasonally overwhelms the beaches of the Riviera Maya. In Playa del Carmen, new sargasso removal techniques are being implemented that have recovered a staggering 20 tons of Caribbean sand to restore the public beaches. Further north in Cancun, companies such as BlueGreen Mexico are finding new and practical uses for the sargassum, such as the construction of bricks and building materials for social housing. We are inspired to see our community rise to the ecological and social challenges that we face, using innovation and creativity to create a better future for all.
Community News
As the summer heat slows down the tourist season, we see continued progress on municipal projects that are bringing essential infrastructure to underserved areas of the town and the beach. With installations in place workers are now racing to repave affected areas before the high season returns.
Local efforts to improve the safety of our community are also starting to show positive results. This month our municipal police commissioner Óscar Aparicio reported a 42% year-over-year decrease in violent crime. He attributes this positive change to the dramatic expansion of security personnel and the implementation of surveillance programs within the municipality.
