September 2022 News
We are thrilled to report that the beaches in Tulum are once again sargasso-free thanks to a combination of wind patterns and municipal efforts. With our Caribbean coastline returned to its iconic splendor we have seen an immediate boost in tourism as many savvy travelers take advantage of the shoulder-season.
This month we are thrilled to welcome new members to our team who will be managing deliveries, quality control, and guarantees. Our Post-Sales team will be contacting each investor in Aflora to assist with documentation and logistics.
We also made special preparations this week to brace for Hurricane Ian, the first significant hurricane for us of the season. The storm, which passed to the north of Tulum, brought heavy amounts of wind and rain. Our workers diligently prepared drainage infrastructure and protected areas in-progress.
Construction Progress
In spite of rain and storm conditions our teams continue to advance this month on all areas of construction.
In our Loft Village we are well underway with the installation of glass windows and doors, sheetrock, and beginning to install tile and final finishes on lower levels. We have taken special considerations to waterproof upper levels, taking advantage of the rainy season to test our efforts.
Our first Luxury Villa will also be receiving finishes this week as we conclude all structural work and installations.
Towers A & B have reached their final levels and are underway with rooftop pools and gardens. Penthouse-level residents will be thrilled by the impressive-jungle canopy views that reveal parts of the iconic Tulum Ruins and Caribbean sea. In the upcoming weeks we will be redirecting a large portion of our masonry workforce from Towers A & B to recover delays on Tower C which has suffered delays. All future towers are progressing on schedule with foundationary platforms already underway.
This week our entrance Lobby will begin to receive its final exterior finish of COREV as we take extra care to protect its beautiful bamboo facade. Panza, our onsite eatery, is being prepared to receive kitchen equipment and accessories under the supervision of RUMBA HOSPITALITY who have been working hand-in-hand to optimize operations based on their wealth of local experience.
Excavations continue in our natural pool, revealing the crystal blue waters that will become a centerpiece of Aflora’s common areas.
Green Initiative
This month we celebrate the completion of Phase 1 of Programa Puntos Limpios Tulum, an inspiring initiative that successfully integrated 12 recycling collection centers in key areas of our pueblo. Organized by the grassroots initiative Tulum Sostenible, Inversiones Shangri La has been a proud contributor of this program which aims to improve the wellbeing of the community of Tulum.
We also received more positive news this month regarding Federal Environmental Protection initiatives with the announcement of this year’s 1 billion peso budget for Tulum’s new Jaguar National Park. The park, currently under development, will include a wildlife research program, visitor access, and even designated wildlife crossings.
Community News
Tulum has taken a big step this month towards preserving its culture of mindfulness and ecology by implementing a midnight curfew on night time recreational events in coastal areas. The new municipal ruling specifies limits on noise levels and alcohol sales and is aimed to combat the recent surge in all-hours electronic music parties that have harmed both the image and health of our delicate ecosystem.
This month the The Ministry of National Defense has submitted the official MIA (Environmental Impact Statement) for Tulum’s new International Airport. The report consists of the original proposal of 1,200 with an additional 321 hectares allotted to access and transportation areas.
State officials also laid the first brick for the new Technological University of Tulum which will occupy a 10-hectare area of Tulum. The project will be the first in the area to offer higher education and has already received the approval of 29 million pesos in federal backing.
